Status State property to be rehabilitated; Spatial-Urban Plan (PUP) Zelenika in force
Bay of Kotor
A state-owned site in the historic port of Zelenika on the Bay of Kotor, to be rehabilitated as a professionally run coastal facility with a public-purpose role, such as youth, family, educational, sports or social tourism.
Zelenika is a historic port settlement inside the Bay of Kotor, on the coastal road between Herceg Novi and Kotor, with a local marina, port functions and the Pet Danica promenade nearby.
The site is to be rehabilitated as a professionally run coastal facility with a public-purpose role, such as youth, family, educational, sports or social tourism. It suits an operator that combines accommodation with organised group programmes rather than a conventional luxury hotel. The wider area plan also foresees a hotel, a nautical hotel, a marina and a ferry connection.
Rehabilitation and operation of a coastal tourism facility with a defined public-purpose component.
A specialist operator or consortium that can combine hospitality with structured programme delivery.
Long-term lease of state property, or a PPP with a properly demonstrated public-interest component.
