Nikšić
Two adjoining empty plots zoned for medium-density housing, where a hotel is a permitted use without rezoning or a residential component. They can be offered as one package or in two phases.
The location
Nikšić is Montenegro's second-largest city and a crossroads between the capital, the coast and the north. It draws business, institutional, sport and event travellers, and the surrounding lakes and hills give it an outdoor offer for leisure guests.
These two empty plots can take a stand-alone hotel without rezoning, because hotels are a permitted use under their housing designation, and without any residential component. They can be developed as one project or in two phases, which makes them suitable for a mid-size urban hotel with room to grow.
