Status Greenfield state ski resort under construction; cable car and slopes awaiting power connection, transmission line expected mid-2026
Bjelasica
A new state ski resort on the Bjelasica massif that will link to Žarski, creating a wider ski area. Nothing private exists yet, which makes it a first-mover site for a boutique hotel or eco-lodge.
Cmiljača lies on the eastern side of the Bjelasica massif above Bijelo Polje, one of the larger towns of the north. Once its power connection is in place and the lifts open, it is planned to link with Žarski on the Mojkovac side, giving the area a combined ski domain across a wider range of altitudes.
There is no private hospitality next to the resort yet. That is the risk and the appeal: an investor arriving now can secure a position, shape the product, and set the standard before others follow, but will carry the cost of building demand. Small, energy-efficient lodges or a boutique hotel with year-round programming fit the setting better than large volume.
A new access road and a 35/10 kV transformer station are built; the cable car and slopes are ready but wait for their power line.
Be the first hotel at a new resort: an eco-lodge or a small mountain hotel on greenfield land beside the slopes.
Boutique and eco-lodge developers willing to move ahead of the market.
