Status Operational state ski area being upgraded; beginners' area done, road reconstruction and cable-car renewal in procurement
Durmitor ski area, Žabljak
An established ski area inside Durmitor National Park, a UNESCO World Heritage Site, with a chairlift that runs year-round for hikers. Visitor flows already exist; the opportunity is premium, low-impact lodging that respects the park's conservation rules.
Savin Kuk is the ski area of Žabljak, the highest town in the Balkans, inside Durmitor National Park, a UNESCO World Heritage Site. Visitors already come in large numbers in summer for the Black Lake, the Tara canyon and mountain hiking, and the chairlift runs year-round for sightseeing.
That established demand is the main advantage over the newer resorts. The main constraint is conservation: anything built here falls under UNESCO site management and national park rules, so projects must be low-impact, carefully designed and patient with permitting. Premium eco-lodges and small hotels that sell nature and quiet fit the place best.
A beginners' ski area is finished; contracts for rebuilding the road and renewing the cable car are being procured; first snowmaking machines procured; on-site water infrastructure in place.
High-end eco-lodges and low-impact mountain hotels in a place that already draws visitors in both seasons.
